Industrial/warehouse unit deals setting new records for Saltash

Acting on behalf of a private developer, Beaver UK Ltd, Monk And Partners have secured the sale and letting of two new industrial/warehouse units at Saltash.  Both within a new scheme recently renamed Marjory Court (formerly Beaver Court), Saltash Parkway Industrial Estate, Saltash, unit 2 has been let to DX Network Services Ltd.

 

As a relocation from elsewhere in Saltash, DX have expanded their operation to further strengthen their national network by taking this unit on a new lease for a term of 10 years with 5 year reviews and drawn on FR & I terms at a commencing rental of circa £6.60/sq ft, a new level for the town.

 

The subsequent phase II of Marjory Court is now nearing completion and has achieved a pre-sale of the freehold interest of unit 3, being circa 4000 sq ft to private investors at a figure in excess of £90/sq ft, another new high for Saltash. The unit will be let to Dougfield Plumbers Supplies Ltd, who are expanding their business into the area to compliment their 12 other units in  South west England.(including 2 others already in Cornwall) and south Wales. The unit will be opening in late July 2008.

 

Four further starter units (1000 sq ft and 500 sq ft) adjoining unit 3 are now in solicitors hands for a sale to a local investor and Monk and Partners are charged with finding tenants for each of them.

The interest and deals done illustrate further that demand is still outweighing supply in the locality and we have good interest in letting the new starter units also.

 

Another developer client of ours has also embarked on the construction of a 9750 sq ft unit at Woodacre, again on the popular Saltash Parkway estate. Adjoining Sola Wetsuits and below Roger Young Landrover dealership, the unit which will be built to a high spec with good eaves height would suit industrial, warehouse and trade counter users alike having excellent prominence to the A38 trunk road and will be available to let on flexible lease terms from early autumn 2008. Again this demonstrates the confidence in the marketplace around Plymouth at present.”
